Q: Do we have to use an architect?

A: No, a skilled draftsman can handle a good percentage of our projects.

Q: Do you build from plans designed by someone other than you?

A:  We participate in the design process with most clients, but a small percentage comes to us with completed drawings.

Q: Do you build on other people’s lots or just your own?

A: We build on other people’s lots as well as ours. We can help you find the perfect lot for your home.

Q: How long does it take to construct a home?

A: It depends on the project, but most projects take 4 to 8 months.

Q: We were not happy with the experience the last time we built a home. How can we have a better experience this time?

A: Through careful planning, taking the time to educate our clients about the home-building process, walking them through each step, and communicating openly, we can honestly say that we’ve had only good experiences and outcomes. It is just as important to us as it is to you that you enjoy building a home that you love.

Q: How do I determine how much my current home is worth so I can better understand my budget?

A: Premium Construction founder Robert Schmitt is a licensed real estate agent with years of experience helping clients choose the perfect lot for their dream home.  He can also help you determine the value of your existing home and, when you’re ready, help you sell it.

Q: Do you build “green,” or environmentally friendly, homes?

A: Yes, we were one of a handful of builders who participated in the prototype green certification program.  We constructed our house using the initial guidelines and gave feedback to help improve the certification program before it was officially launched. We are happy to talk with you about your ideas.

Q: Do we need to use an interior designer?

A: No, we work with many clients who choose not to use an interior designer. With our help and guidance from our showroom staff, their homes always turn out beautifully.

Q: Do we have to use your architect?

A: No, you may use whomever you like. However, if you don’t have an architect, we have a list of architects we can recommend from past projects.

Q: Do we have to use your interior designer?

A: No, we are happy to work with your interior designer. However, we do have a list of recommended interior designers if you need one.

Q: Is it necessary to have a landscape architect?

A: No, you can use a landscaper instead. We have a list of both landscapers and landscape architects we recommend. Some clients also choose to do their own landscaping.

Q: Do you build modest-priced homes as well as high-end homes?

A: We build in most price ranges. It all depends on the timing and location of your project.  The determining factor for us is if we can fit your project into our schedule and devote the time to it that it deserves.

Q: Where do you build?

A: Most of our projects are in the Minneapolis/St. Paul metro area, but we also have done projects in neighboring states. It depends on the project and our schedule.

Q: What kind of down payment do you require?

A: We usually start with $5,000 and then bill monthly for only the work completed and the materials delivered.

Q: Do you build only in the Summer?

A: We build year round, but road restrictions, which usually start in early March and run approximately 6 weeks, can dictate start times if we can’t get heavy equipment to the job site.

Q: What if we have a problem or a question after we move into the house?

A: Once you are a client of Premium Construction, you are a client for life. Please feel free to call us any time, and we will do our best to help—even if it’s not about the house.
